Conveyancing costs are the fees, charges and payments made during the course of the conveyancing process.

Conveyancing is a legal word used to mean the legal transfer of ownership, financial dealing, grant or removal of right, easement or restriction in relation to property or land.

Most people come across the term "conveyancing" in relation to a sale, purchase, remortgage or transfer of equity of a property. Most conveyancing in England and Wales is carried out by Conveyancing Solicitors or Licensed Conveyancers acting on behalf of individual clients and financial institutions buying, selling, remortgaging or transferring property or land.

If a will is not properly witnessed, it is null and void. Typically, two witnesses must sign the will in the presence of the testator after witnessing the testator sign the will. Conveyancing costs are made up of the conveyancers or conveyancing solicitors legal fees plus the legal disbursements (third party payments) made during the course of the conveyancing process.

Conveyancing Costs - What should I be aware of?

Legal Fees

Legal Fees are the chosen conveyancers or conveyancing solicitors labour charges for dealing with the actually legal work on your behalf (and if required) on behalf of any new mortgage lender.  Legal Fees will usually attract vat in addition to the legal fee itself.

When shopping around you should note the legal fees carefully and the basis on which they are charged. 

Fixed Fee arrangements

Some conveyancing solicitors and conveyancers offer fixed fee arrangements for conveyancing services. These fixed fees are offered for specific types of conveyancing matter such as a purchase and are usually fixed on the basis that the matter is straight forward without complications. Should any issues arise the fixed fee will be revised in accordance with the additional work required.

Conveyancing Costs Estimates

Some conveyancing solicitors and conveyancers offer conveyancing costs estimates. 

These estimates are based on the amount of work an average conveyancing matter requires.  At Evolved Conveyancing we have opted for the conveyancing costs estimate as we feel that a fixed fee is misleading as this could change dependent on the actual work required. 

For instance should an indemnity policy be required, this would NOT be covered by a fixed fee.  Additional conveyancing searches required would also NOT be covered by a fixed fee arrangement. 

When obtaining conveyancing quotes on a fixed fee basis ask the conveyancing solicitors what is covered by the fixed fee, you will find out that unfortunately, conveyancing is a complicated process and no conveyancing firm can guarantee that their conveyancing quote is the definite amount you will end up paying. 

We also find that by charging our legal fees in this manner our clients actually pay less on average than on a fixed fee basis.  We find on average our clients pay between £350 - £400 for legal fees and the many of our clients pay even less, much less than the national average, which according to the BBC website is £550 on a national basis.
