What is a Drainage Search?
A Drainage Search is a list of enquiries sent to the local Water and Drainage Authority. The Drainage Search Result is the list of enquiries with replies completed.
When Will I need a Drainage Search?
- A Drainage Search, when selling a house or flat, will normally be included with the Home Information Pack or HIPS Pack as part of the Home Information Pack Contents.
- When buying a house, If there is no HIPS Pack or if the Drainage Search contained within the Home Information Pack is considered to be out of date (usually over six months old), your Conveyancing Solicitors may carry out a Drainage Search as part of the house buying Conveyancing Process.
- Although a Drainage Search is not compulsory when buying a house, where you are buying with a mortgage, your mortgage lender will insist a clear Drainage Search result is available before they pay out any mortgage funds.
- A Drainage Search could also be useful in ascertaining the approximate position of pipes or sewers when planning building projects such as conservatories or extensions.
Drainage Search Results
The Drainage Search results will contain vital information relating to the provision for fresh water supply and both foul and surface water drainage arrangements for the house or flat. It will also contain a plan confirming the approximate position of pipes or sewers that are located at the property plus information about the costs of water and drainage provision. A general report on water quality in the area is also included.
Drainage Search Explained
When buying a house or flat your conveyancing solicitors will provide a report explaining the results of the Drainage Search carried out against the property you are buying. The solicitors will normally confirm the details of the search as part the the process of conveyancing process and will usually include a copy of the Drainage Search result to ensure the conveyancing is fully explained.
