Conveyancing is the word used, in England and Wales, to describe the legal process in relation the transfer of ownership of a property, such as a property sale.

The term "conveyancing" is usually first heard by people selling a property when the estate agent asks for their conveyancing solicitors or conveyancers details or more often than not when the estate agents offers conveyancing services to them via a "recommended" conveyancing solicitor (usually recommended on the basis of the price of the referral fee the solicitor is prepared to pay the estate agent for your business).

Conveyancing Solicitors or property lawyers called Licensed Conveyancers undertake most sale conveyancing transactions in the UK.  Conveyancing Solicitors and Conveyancers are usually instructed to act on behalf of individual clients and their mortgage lenders (where applicable) when acting in relation to selling a property.

Conveyancing Process Explained - Property Sale

Conveyancing is the administrative and legal procedure for selling a property.  It is usually undertaken by Licensed Conveyancers or conveyancing solicitors acting on behalf of the seller of the property in addition to any mortgage lender who has a legal mortgage registered against the property.

The Buyers of the property will instruct their own conveyancing solicitors or conveyancers to act for them.  In most instances it will not be acceptable for a conveyancing solicitors or Licensed Conveyancers to represent both buyers and sellers in a conveyancing transaction.

The sale conveyancing process usually commences when the conveyancing solicitors or conveyancers are instructed by the sellers of a property following receipt an acceptable conveyancing quote for selling costs.

The conveyancing sale process differs from the conveyancing process for buying a property.
