Make it an Easy Move

At Evolved we work to make your move as easy and stress free as possible. Below are some tips to help make your move as easy as possible.

Choose your firm of Conveyancing Solicitors carefully

Make sure you know exactly what conveyancing fees you will have to pay and obtain a detailed breakdown. Ensure the firm has the technological systems to keep you up-to-date at all times.

Talk to the person who will do your Conveyancing work

Check that he or she is an experienced conveyancing property specialist who is willing to take the time to discuss your individual needs.

Work out a clear timescale for the move and discuss this with your Conveyancer

Remember, though, to allow for individual circumstances. A cash purchase of an unoccupied property can be finalised quickly but if there is a 'chain' involved, this inevitably takes longer.

Agree timescales with your Buyer and/or Seller

Do this either direct or through your estate agent. If there is a chain everyone needs to be aware of the projected date.

Check that your Conveyancing Solicitor is happy to work towards your agreed date

It is important that you are realistic in your expectations regarding your move. A good conveyancer will advise you if the dates put forward are unrealistic - and will say why. We will work with you to achieve your desired completion date but if this cannot be done will discuss alternatives so as to avoid disappointment and inconvenience.

If you are Selling a Property

Find all the paperwork that you have from when you purchased or last remortgaged the property and any building regulation and planning documents that you have for extensions, alterations etc. Send these to your conveyancing solicitor at the outset, and respond to any future requests for documents and information promptly, to avoid unnecessary delays.

If you are Buying a Property

Ensure your deposit is available and ready for use and that your mortgage application is being processed without any delays.

Make sure your Buildings Insurance is in place by the completion date

Please also ensure that you have passed the details onto your conveyancer. Your conveyancer cannot arrange completion without these details. Make sure you obtain several quotes before choose your insurer
