What are Property Sale Conveyancing Fees?

Conveyancing Fees for property sales consist of two types of charges:

  • Legal Fees are charged by Conveyancing Solicitors or Licensed Conveyancers firm for acting on your behalf in relation to your property sale.  Legal Fees will also be incurred for your mortgage lender if you have a current mortgage.  Legal Fees are the conveyancers or conveyancing solicitors labour costs.  Legal Fees usually attract vat.
  • Disbursements are fees and charges payable to third parties throughout the course of the conveyancing sale transaction.

When added together the Legal Fees and Disbursements form the total cost of conveyancing fees attracted in the course of the sale conveyancing process.

Conveyancing Legal Fees for Selling a Property - How much am I going to pay?

The total cost of the legal fees for a sale will vary depending on your chosen conveyancing solicitors or licensed conveyancers, often in relation to the following:

  • The Conveyancing Solicitors or Licensed Conveyancers location.  Regional costs vary by a large extent with solicitors and conveyancers practising in London and the South East normally charging the most costly fees.
  • Whether your work has been referred to the conveyancing solicitors by an Estate Agent, Mortgage Broker, Conveyancing Quote Comparison website or other property agents.  Referral fees will often push up the basic cost of conveyancing for firms who carry out referred work, as they pay a fee to the referrer.
  • The in house conveyancing process.  Conveyancing Solicitors firm and Licensed Conveyancers using technological solutions can often charge lower costs due to efficiency savings.
  • The Conveyancing Solicitors or Licensed Conveyancers chosen.  Legal Fees vary from firm to firm even within the same locality.
  • The complexity of your sale.  If your sale is especially complex, urgent, time consuming or difficult this could increase the total legal fees paid for your conveyancing.

Conveyancing Fees - Sale Disbursements Explained

The Disbursements incurred during the conveyancing for selling a property can also vary:

  • Whether the property you are selling has a Home Information Pack (HIPs) containing appropriate title information.
  • Whether you have all the required information and documentation the buyer’s conveyancing solicitors request during the course of the conveyancing process.
  • Leasehold sales often find additional disbursements required to be paid to the landlord or management company.  Additional legal fees will normally be charged by conveyancing solicitors or conveyancing selling a leasehold property.
  • Whether there are any defects in title as judged by the buyer’s solicitors.  Defects in title could require remedies which increase both legal fees and disbursements.
