Conveyancing Glossary
- Qualified Title
- Qualified Title is a very unusual class of title rarely seen by conveyancing solicitors acting in conveyancing transactions awarded to property or land by the Land Registry. Qualified title can be awarded to freehold or leasehold land. In normal conveyancing practise this class of title is very rarely seen.
- Quiet Enjoyment Covenant
- In conveyancing terms a Quiet Enjoyment Covenant is a covenant by a landlord with a tenant required in a well drafted lease to provide the tenant with the right to quietly enjoy the property (i.e. without disturbance by the landlord) providing the tenant does not breach the covenants set out in the lease. A purchaser’s conveyancing solicitor will look for this covenant when approving title for a leasehold property as part of the conveyancing title investigation procedure.
- Quotation for Costs
- A Quotation for Costs is an estimate of charges setting out the conveyancing legal fees (profit costs) and conveyancing disbursements (third party fees) given by a conveyancing solicitors firm or Licensed Conveyancing company to a prospective conveyancing client.
