A constituent part of the conveyancing quote for the purchase of a property is the legal fees element. This is the sum of money charged by your conveyancing solicitors or conveyancers for acting on your behalf and carrying out the legal conveyancing work required to process the conveyancing. The legal fees can be thought of as similar to the "labour charges" a tradesman may charge. In most cases legal fees charged by conveyancers will also attract vat at the current rate.

Conveyancing Quote - Purchase Disbursements

A conveyancing quote for buying a property will also include disbursements. Disbursements are payments made during the conveyancing process to other parties and are not part of the legal fees charged by the conveyancing solicitors or conveyancers. In most cases when buying a property the conveyancing solicitors will normally collect in such disbursements sums as are required and pay them out to third party providers of information as and when they are required throughout the course of the purchase conveyancing process.

Conveyancing searches are disbursements, however, as most properties now come with a Home Information Pack provided by the seller of the property, containing searches, it is not always the case that searches are required to be carried out. In some cases conveyancing searches may not be included on a conveyancing quote for buying a property.

Buying a leasehold property can often incur additional disbursements that also may not be included on a conveyancing quote. This is because such disbursements will be payable to the landlord or management company of the property you are buying and a conveyancing solicitors or conveyancer would not be aware of the cost of such disbursements until the landlord or management company confirm.
