Conveyancing Quote - Sale and Purchase Third Party Costs (Disbursements)

The conveyancing quote for buying and selling a property will include disbursements. Disbursements are costs payable to third parties during the course of the conveyancing transaction and in the case of a sale and purchase conveyancing transaction are likely to form the "lions share" of the conveyancing fees paid.

Sale disbursements are often now minimal and may consist of small fees for copy documents, particularly since the advent of Home Information Packs, containing most of the information required by a buyer's conveyancing solicitors.

Purchase disbursements are costly and include the Land Registry fee for registration of the property into the new buyer's name in addition to Stamp Duty Land Tax.  Conveyancing searches where required will form part of the disbursements incurred when buying a property, however, are not always required, particularly where a Home information Pack is provided by the seller's that contains good quality, in date search results for the purchase property.

Buying or selling a leasehold property may incur disbursements that are not included on a conveyancing quote. In such cases, additional legal fees or disbursements may arise due to the nature of leasehold conveyancing. Fees may be payable to the Landlord or Management Company during the course of the conveyancing for buying and selling leasehold property.
