Evolved Conveyancing and this website is a service provided by abt Law LLP. Please see our about us page for full details of abt Law LLP. Full details of our client care policy will be provided in the client care letter forwarded at the outset of the transaction.

Use of this website is subject to the following terms and conditions. If you do not agree to any of the following terms and conditions or are under the age of 18 you should immediately discontinue your use of this website. Continued use of this website shall be deemed acceptance of these terms and conditions.

Consumer Protection (Distance Selling) regulations 2000 Instructions received from our clients via this site are subject to the above regulations and therefore you should be aware of the following:

  • You have the right to cancel your agreement with us to provide conveyancing services within 7 days of receipt of your instructions and you will not be charged any fee by us (Other than for work done as expressly instructed by you, when the 7 day cooling off period has been waived by you). Please note disbursements incurred on your behalf will be payable.
  • We would normally have to wait for expiration of the cancellation period of 7 days before beginning work on your behalf and by submitting your "Instruct Us" form and e-mail confirmation that we may begin work you agree to us starting work immediately to avoid delays and confirm that you agree to waive the "cooling off" period.
  • We will endeavour to carry out your instructions and complete the transaction as soon as possible however due to the nature of the conveyancing business we may be unable to conclude your matter within 30 days (the time period laid down by the regulations) and therefore agree that we need not perform the contract between you and us within the 30 day period and understand that the matter may take longer.

Use of website information

You may download, view, copy and print documents and graphics from this website subject to following, namely that such use of this website is for personal and non-commercial purposes and any information so downloaded etc. must not be modified or altered in any way. Also, any use of any information from this website must, where appropriate, be attributed to Evolved conveyancing or abt Law LLPor its respective owner.

Data Protection

abt Law LLP are registered on the Date Protection Register. Information submitted to us via this website will be used to provide conveyancing services only and will not be passed onto any third party.

No move, No fee

This arrangement will apply up to exchange of contracts and covers legal fees only. It does not cover disbursements already incurred. Once contracts are exchanged and the sale/purchase is made legally binding, which will always be on your direct instructions, our fees become payable.

Search Costs

Please note if the seller's of the property you wish to purchase have not provided you with a Home Information Pack we will have to carry out searches for you. We estimate the cost of the searches to be around £250.00 in total. The exact costs will be confirmed in our initial contact with you.

Stamp Duty Land Tax

This is a government tax and is payable to the Inland Revenue on completion. If your purchase price is less than the current threshold or exempt under the Inland Revenue rules you will not have to pay stamp duty. Check here "is my property is exempt?"

Land Registry Entries and Documents

Copies of registered property title information, filed documents and filed plans will be obtained from the Land Registry when required in order to process your conveyancing. Costs of filed entries and plans cost £3.00 and costs for copy documents range from £3.00 and £20.00. We will only obtain necessary copy documents via our direct electronic link with the Land Registry.

Other Disbursements

If you are purchasing or selling a leasehold property or a property levied with a service charge fees may be charged by the landlord, management company, or other party for supplying information or documents required to complete your matter. We will not know whether this will apply in each case until full details of the property and transaction are received.

Please note our quote is given for the purchase of the whole of a registered freehold property located within England and Wales and given on the basis of the information supplied by you.

If the property is unregistered an additional cost of £100 will be applied to your bill. If you are purchasing a share only of the property please contact us for a full quotation.

Documents by e-mail

We will endeavour to send as much as possible of the documentation required to progress your matter by e-mail however some documents may require posting to you e.g. the mortgage deed if your lender requires their original deed to be signed, large plans when purchasing a new build property etc. We strongly encourage our clients to accept documents and reports by e-mail. This is to ensure speed and efficiency and to cut down on costs and the environmental damage caused by excess paper document production and carbon emissions incurred in delivery. By instructing us to act you confirm that e-mail is your preferred method of communication and unless you state otherwise that you will accept delivery of documents and updates by e-mail. Further you acknowledge the unsecure nature of e-mail and the possibility of interception of the e-mail. We advise that you do not send any sensitive information, such as bank account details, by e-mail. If you choose to do so it is at your own risk. Communications sent to you in error must be returned by you and deleted from your computer.

Our Service Commitment

We will endeavour to ensure you receive continuity of service by providing you with one named conveyancer from start to finish. There may be occasions such as staff leave or illness when this is not possible. On such occasions your matter will be dealt with by another suitably qualified and experienced conveyancer. We will advise you immediately if this is necessary.

Late telephone appointments with your conveyancer

Telephone appointments will be required to be booked with your conveyancer and are subject to available time slots. We will always endeavour to fit in with your requirements and arrange calls to suit you.

Quotes and fixed fees

Fees quoted are based on a standard residential conveyancing transaction and additional supplementary fees will be charged depending on your individual matter. By confirming your instructions for us to act on your behalf you agree to our fees being charged on this basis. All fees are subject to VAT at the current rate of 15%

Limitation of Liability

In no event will Evolved Conveyancing or abt Law LLP be liable for any loss or damage whatsoever whether direct or indirect, special, economic or consequential or otherwise or loss or corruption of data howsoever arising, incurred or suffered by you from the access to this website and use thereof whether caused by negligence or otherwise or whether or not Evolved Conveyancing and abt Law LLP were aware or should have been aware of the possibility of such loss or damage.

Freephone Number

Calls to the Freephone number are free from a BT landline. Calls from a non-BT landline, mobile phone or other source may be charged by your service provider.

Compensation Claims

£200 upfront cash payment paid on full acceptance of your compensation claim by abt Law LLP after initial case investigation completed by our solicitors. Most upfront cash payments made within 4 weeks though in some instances this may take longer.
