How we work on your Sale

We will receive your electronic instruction. One of our experienced staff will contact you to obtain full details of the sale and ascertain your particular requirements including an ideal date for completion of your sale.

We will open our property conveyancing file at this time and forward to you the initial paperwork by email. This will include our request for ID.

Using our ‘head start service’ we will issue contracts and documents to your buyer's conveyancing solicitors and to you.

Your buyer's conveyancing solicitors will receive our documents and put in hand searches and in most cases will raise enquiries.

We will deal with the majority of the enquiries on your behalf and forward any enquiries requiring your input to you by email.

We will reply as soon as we receive your replies and any outstanding documents requested e.g. planning documents etc

Your buyer’s conveyancing solicitors confirm they are ready to exchange contracts - at this point we will take your instructions for a suitable date for completion (and if buying on will tie up your purchase to coincide with this date).

We will exchange contracts (making the matter legally binding on all parties) and request your estate agent's bill and obtain figures for repaying your mortgage if any. We will account to you financially.

On the day of completion we will receive your sale monies and ask you to either hand your keys over to the buyer or take them along to your estate agent.

We will send any sale proceeds to you in the manner chosen by you and repay any mortgage to your lender.

We will also pay your estate agent.

How we differ - with our unique headstart service, upon email confirmation from you we will immediately obtain a copy of your property title & draft the contract.

The contract will be e-mailed to you to sign and return and a copy will be sent to the buyer’s solicitor together with supporting documents as soon as possible. We will confirm all of the above to you and your estate agent. This process can take in excess of a week with other conveyancing service providers.

All interested parties will be updated by email and have access to myfile to ensure up to the minute information is always available to the chain. We will obtain as many documents as possible electronically and will obtain your instructions to enquiries by email where ever possible. Time savings are achieved here too.

We will account to you by email ensuring you are fully informed and enabling any discrepancies to be picked up straight away again avoiding delays.

How we work on your Purchasing

We will receive your electronic instruction. One of our experienced staff will contact you to obtain full details of the purchase and ascertain your particular requirements including an ideal date for completion of your purchase. This will include our request for ID.

We will open our property conveyancing file at this time and forward to you our initial requirements by email. We will take your payment for search fees and using our ‘head start’ service obtain a plan of the property electronically. We will email this to you for you to check and if correct we will request appropriate searches.

We receive draft contract and supporting documents from the seller's conveyancing solicitor. We will check the documents, raise enquiries where necessary and report to you by email.

We will receive your mortgage offer and report to you by email. Please note that if your mortgage lender requires their original mortgage deed to be signed we will have to send this to you by post.

The seller’s conveyancing solicitor will reply to our enquiries and all search results are received.

We will then take your instructions for a suitable date for completion (and if selling as well will tie in your sale to this date). We will account to you financially and obtain any deposit payable for your purchase.

We will exchange contracts (making the matter legally binding on all parties) and request your new mortgage advance if you are obtaining a mortgage to assist with your purchase.

On the day of completion we will send the purchase monies directly to the seller's conveyancing solicitor's bank account. Once they receive this we will telephone you advising that you can go and collect your keys and move in!

How we differ - with our unique headstart service, upon email confirmation from you we will put in hand searches. We will submit the searches electronically. Using electronic methods means searches can be back in as little as 20-30 minutes. We will not (as most other providers do) wait until a draft contract is sent to us by your seller's solicitor unless you instruct us to. We will confirm all the above to you and your estate agent. This process can take in excess of a week with other conveyancing service providers.

All interested parties will be updated by email and have access to myfile to ensure up to the minute information is always available to the chain.

We will forward to you as many documents as we can by email, including the contract to sign where possible. This means you will receive documentation and information more quickly than if sent by post, saving time and adding convenience.

We will report to you on your searches and enquries by email, ensuring you are fully informed and enabling any discrepancies to be picked up straight away avoiding delays.
